What's the difference between buying a home and buying land with you?+

Two different paths. Our move-in ready homes (currently in Edinburg) are conventional purchases financed through a bank — your lender qualifies you, handles the mortgage, and closes the deal. We help you find the right home and walk you through the process. Our land tracts (all 8 land projects across the Valley) are financed directly by us — no bank, no credit gauntlet. We hold the note, you hold the deed, and we agree on payment terms together.

Do I need good credit to buy land from you?+

No. For owner-financed land, we don't run traditional credit checks — because we finance it directly, not a bank. We ask about your income and ability to make consistent payments, but past credit issues, bankruptcies, or no credit history don't disqualify you. (Note: for our move-in ready homes, you'll go through your bank's qualification process — credit does matter there.)

What's the typical down payment for owner-financed land?+

Typically 10–20% of the purchase price, but we work with families on flexible terms. Some buyers come in with more down to lower their monthly payment; others need a lower starting point. We'll talk through what works. (For homes, your bank sets the down payment — usually around 5–20% depending on the loan program.)

Do I need a lender for your homes?+

Yes — our move-in ready homes are bank-financed, so you'll work with a mortgage lender to qualify and close. We can recommend local lenders we've worked with who know the Valley market, but you can also use your own bank or broker. We don't take any kickbacks for referrals.

Can I build right away on the land?+

Yes. Our tracts are buildable. You can put a mobile home, build a stick-built house, or use the land for ranching/farming. We're happy to share what other buyers have done and connect you with local contractors if helpful.

Are utilities (water, electric) included?+

It varies by tract. Some have utility access at the road; others require a well and septic. We're upfront about exactly what each tract has before you commit — and we'll walk the property with you to look at it in person. Homes are move-in ready with all utilities connected.

What happens if I can't pay one month on owner-financed land?+

Life happens. Reach out before the due date and we'll work with you. We're a family — we'd rather help you stay on track than push you toward losing the property. Communication is key, and we're easy to talk to.
